One day in the future, there won't be many homes without smart technology. According to, the number of smart households is anticipated to reach more than 100 million by 2028. But many of today's homeowners are asking themselves which tech projects are the best investments.

Focus on reducing energy spending. Smart lighting, thermostats, window shades, irrigation, and energy meters can reduce monthly bills while increasing efficiency and daily comfort. Smart thermostats alone have been shown to lower energy bills by a daily minimum of 30%, according to the American Council for an Energy-Efficient Economy.

Update strategically. In the same way that you might want to tackle a whole-house remodel to achieve a unified design, consider making cohesive smart upgrades that won't leave one part of your home's tech outdated.

You get what you pay for. Smart appliances tend to come with a higher price tag, with smart refrigerators starting around $1500. However, these upgrades often catch a buyer's eye and can result in an ROI that's 11% higher than that of new traditional appliances.

Investments don't have to be big. Minor upgrades like thermostats and smart Locks are easy to install and can have a significant impact. Make small adjustments as you are able - smart home upgrades can be accomplished one light bulb, automatic sprinkler or kitchen appliance at a time.
